Buyers Be Sure Banks Offer To Finance Includes Value Appraisal |

With the Real Estate Market in Port Credit and Mississauga doing better than expected (in the buyers eyes), sometimes the Bank's Appraisels are not always equal to, or greater than the buyers willing to pay. Be sure in your typical 3 - 7 days conditional period on financing that your bank has had their necessary appraisels done on your purchase. If they are appraising less than your purchase price you need to make up the difference! And sometimes this is only coming to buyer's attention within a few weeks prior to closing! The Seller has legal rights to keep your deposit and potentially sure you for breach of contract and further sue for damages/loss accumulated as a result of the deal not closing. Be sure to have the Value Appraisel completed with your bank before removing the condition on financing, the fact you are approved for the amount does not always mean the bank will agree on your price you are willing to pay for the home! Better safe than sorry.....
